Notice to Realtors 
 

Requests for POA Estoppel/Closing Letter :  

An estoppel verifies the property owner or property owner’s financial obligations to the Kensington Park Property Owner’s Association, Inc., which would consist of annual POA assessments, special assessments, interest and/or attorney fees on overdue assessments, any fines from the Standards Committee or the Architectural Control Committee, etc. Additionally it is verification that the POA is not in the process of assigning a lien or does not already have a lien placed against the property.

Generally, banks, mortgage companies, lenders or title companies when considering financing a property for purchase, use the estoppel so they are aware how much money the current owner owes to the association.

 

Currently the Kensington Park Property Owner’s Association, Inc. charges a fee of:

2020 Annual POA Dues:                                           $800.00 (Due Jan 1)  Jan-Dec

Capital Contribution:                                                $400.00

POA Initiation Fee:                                                    $200.00

Estoppel Certificate/Closing Letter:                       $275.00

An up-to-date estoppel should always be requested from the Property Owners Association just prior to the closing in order to insure correct financial information.
